  1. Is Property Management Expensive?

    We use a “percentage of rent collected” model for calculating our fees.  We are generally able to conduct all of our business without you ever having to write a check to us. For a detailed breakdown of our fees, please visit “Our Fees” .



  2. How do you Screen Tenants?

    We hire a 3rd party company, Background Info USA, to conduct searches on all of our tenants. They access a national database of Criminal Histories, Credit Bureaus, and personally call current Employers and Landlords for references. This information is then reported back to us for processing.    



  3. How do you Advertise My Property?

    We have an extensive and constantly evolving online and print media campaign running at all times. We advertise directly to some of the most high traffic housing websites, as well as advertising in the Pensacola News Journal in a Full Page Ad. 



  4. What is Your Pet policy?

    We realize that every home is different, and every owner has a different situation. Due to this, we allow you to choose whether or not Pets are allowed on a property. If you choose to allow pets, we can help you decide on a Non-Refundable Pet Fee and any additional deposits that may be necessary. 



  5. Can I Disallow Smoking in My House?

    Yes! Our leases are already drafted to include a No Smoking Policy.  



  6. When Do I Receive Rent/Statements?

    We Direct Deposit Rent and E-Mail Statements on the 10th of every month. In the event the 10th falls on a weekend or Holiday, you can usually expect it the following business day. If you decide to have your Checks/Statements mailed to you, they will generally arrive 2-3 business days after the 10th.



  7. How Do You Handle Maintenance Requests?

    Tenants contact us with a request for maintenance. We decide if the request is valid, or if it should fall on the tenant to take care of. If it is in fact a valid claim, we will send someone over to inspect the problem, quote a repair, and if the repair exceeds $200.00, we will contact you for approval. Otherwise, we will generally authorize the repair if we feel it is necessary for the preservation of your property.
